How It Works

Structured delay analysis
built for negotiation or litigation

01
Scope the delay and collect documents
Define the delay events in question. Collect all schedule updates, change orders, RFIs, daily reports, meeting minutes, and the full contemporaneous project record.
02
Select the appropriate analysis methodology
Time Impact Analysis (fragnet), windows analysis, as-planned vs. as-built, or impacted as-planned — selected based on available documentation, contract requirements, and the type of claim.
03
Build the forensic model in Primavera P6
Fragnets, delay event insertions, critical path reconstruction, and quantified impact on the project completion date — all in native P6 with exportable XER files.
04
Excusable, compensable, and concurrent delay analysis
Identify who caused which delays, address concurrent delay, and present quantified delay by responsible party with clear methodology documentation.
05
Written TIA report and claim support
TIA report with methodology, findings, exhibits, and native P6 exports — suitable for mediation support, contract negotiations, arbitration, or litigation.

Who This Serves

For owners, attorneys,
and GCs with claims

Construction delay claims require a scheduling expert who can defend the analysis methodology under cross-examination. We serve both sides of the negotiating table — owners defending claims and GCs pursuing REAs.
